FAQs (5)
Q. What are the regulations to testing CO detectors? Do I need to use test gas?

There is no legal or BSI requirement to test the CO detectors with a test gas. A weekly check with the test button is fully sufficient if you choose a quality CO detector. The test gas is offered as a 'belts and braces' option.

Q. What sort of smoke alarm system would I need to install for a HMO?

BS 5839-6 recommends that one or two storey HMOs with an individual floor area of no more than 200sqm (not the total of both floors) should have a Grade D smoke alarm system installed. Grade D refers to mains powered smoke alarms with a back up battery power supply. The alarms can be interlinked either by wire or by radio signal and the system does not require a separate fire alarm panel. For HMOs of 3 storey or higher, a Grade A panel system would need to be installed. This can cover the whole of the building, or can be used just for the communal areas with a separate Grade D system installed for the individual dwellings. For both applications, the level of cover should be a minimum of LD3 (in all escape routes) but this may change according to the fire risk assessment.

Q. Can a smoke alarm be fitted with a sticky adhesive pad in a let property?

The sticky pad is suitable for all battery operated smoke alarms. However, we cannot judge if battery alarms are suitable for your let property, as let properties usually require mains powered alarms. There is some advice to this in the governments guides to fire risk assessments. Also see the LACoRS guide for let properties.

Q. Is this CO Detector compliant with all relevant standards to allow me to place it in a tenanted property as I am a landlord?

Yes, this CO alarm has been Kitemarked to EN 50291-1: 2010 and has been awarded a CE mark. It should be installed in line with the manufacturers guidance.

Q. Where should I install carbon monoxide detectors?

CO detectors should be installed near boilers and other potential sources of carbon monoxide. Keep a 1 to 3 meter distance to the boiler etc to avoid small start-up CO discharges to cause false alarms.
As you are likely to be most affected by CO in areas of your home that you spend the most time in it is advisable to install detectors in those areas as well, such as the living room and bedrooms.
It is also worth noting that while one detector is better than no detectors at all, larger homes may require several detectors to cover the property fully.

Which areas to avoid?

Do not install CO alarms above or below windows.

Although most kitchens contain fuel burning appliances it is not recommended to install your detector there. Kitchens can be quite steamy while you are cooking and this may affect the sensor in the CO detector. Similarly it is not recommended to install detectors in dusty areas such as workshops or garages.
