Modum Fold-out Fire Escape Ladder
The Modum fire escape ladder is a permanently installed, slimline fold-out ladder which can be opened in an emergency to create a safe and sturdy means of escape. This fire escape ladder is opened by pulling a tamper-proof release pin at the top of the ladder. The unique Modular Design enables bespoke lengths to be created. When you order the ladder, all you need to know is the highest floor from which the ladder is to be deployed (eg 1st floor). This determines the price of the ladder. - Anodized aluminium construction and stainless steel fixings provide excellent weatherproof properties and are the reason for the 15 year warranty.
- The slimline, fold-away design of the ladder has a closed profile of only 80mm depth and is less obtrusive than a downpipe
- Anti-slip aluminium rungs are concealed inside the ladder's profile when it is closed protecting them from the elements

- The strength of the ladder allows 3 people per floor level (max weight 100kg per person) to climb down the ladder at the same time. Each rung contributes to the technical load bearing capacity of the ladder. Therefore, the longer the ladder, the more weight it can carry. For example, even a short 2.7m section of ladder has a safe load bearing capacity of 500kg

The Folding Mechanism
In an emergency this permanently installed fire escape ladder changes from a slimline, unobtrusive feature into a safe and sturdy fire escape ladder. The Anti-tamper locking pins are designed for quick release during emergency situations but also provide protection by eliminating unauthosied access from ground level. Once the pin is released, the ladder is designed to unfold under its own weight creating a stable and structurally sound means of escape.
Multi-Storey Buildings
The Modum ladder is constructed using a modular design which which not only enables bespoke lengths to be created but also allows additional release stations to be added into the length of the ladder. These release stations can provide a means of escape from each level of a multi-storey building.
Installation of the Modum Ladder The Ladder is designed to be installed by competent person and comes complete with a helpful installation DVD, all the necessary fittings and 2 masonry drill bits. A copy of the Installation DVD is available for purchase so that you can decide if the Modum ladder is suitable for your application. Installation of the Modum ladder involves a general understanding of DIY and use of some basic tools. To help you asses if self installation will be possible we have compiled a list of DIY skills and general tools that you will require.

Q.Can practice evacuations be carried out with the Modum ladder?
A.Yes, to use the Modum ladder remove the pin at the top of the ladder. This will allow the ladder to be folded out and you can then practice getting out of the window and climbing down the ladder. To store the ladder simply fold it back up and insert the pin.
Q.How do I know what length of Modum ladder I require?
A.To measure the length of ladder required you need to start your point of measuring from the wall 3/4 of the way up the length of the window to the ground and then deduct 40 cm. This will ensure that when the ladder is deployed it has enough clearance off the ground. The ladder can be made up of sections measuring 1.5, 1.8 and 2.7m long, so any configuration is possible to achieve the length you need.
Q.What type of fire escape ladder is suitable to use with small children and pets?
A.To be able to carry small children and pets down the escape ladder you would require a child harness. This is suitable to use with all the escape ladders. The escape ladder that is most suitable to use with small children is the externally fixed Modum ladder. If you would like a portable ladder the Saf-Escape and EasyScape ladders are also suitable. These ladders use thicker chain and rungs and are therefore a little easier to use if you are carrying a child or need a small child to climb down itself.
Q.Is the Modum escape ladder suitable to be installed on listed buildings?
A.Yes, the Modum ladder has been successfully installed on to listed buildings, both public and private properties. The ladder is also available to order in any RAL colour.
Q.Can the Modum escape ladder be used with a bottom release pin to climb up from a basement to ground floor?
A.The Modum ladder can be supplied with either a top or bottom release pin.
